59 Leverington Ave, Philadelphia, PA
Located in the Manayunk neighborhood of Philadelphia, this storage facility was developed between an existing elevated railroad and a viaduct on a 1.5 acre parcel. To avoid zoning relief for height and parking standards the design team employed a creative grading strategy and created an indoor parking garage on the lower level. The 600 unit facility reached stabilized occupancy in 18 months.
550 Allendale Road, King of Prussia, PA
Located in the Philadelphia suburb of King of Prussia and less than 1/2 mile from the King of Prussia Mall, this project was able to be developed by challenging the township zoning code's prohibition on "mini-storage" and ultimately obtaining a variance to allow the use. The project is a 5 story building with 730 units and currently 70% leased after 18 months.
1520 Franklin St, Harleysville, PA
Located in the Philadelphia suburb of Harleysville, this project is about to begin construction. Development approval was made possible by persuading the township to amend its zoning code to allow for a new storage use called "indoor self-storage". Once completed the project will have 770 climate-controlled units in a 3 story building.
3114 Grays Ferry Avenue, Philadelphia, PA
Working in the role development manager for California based Insite Property Group, JDM identified and secured the right to purchase land, and obtained zoning and land development approvals from the City of Philadelphia for a 146,000 SF self storage facility. JDM is currently assisting Insite with project permitting and construction bidding. The project opened in the 4th quarter of 2023.
4002 Ridge Avenue, Philadelphia
This 899 unit storage project was developed by Jon in partnership with a local residential developer Argo Property Group. JDM assisted with project bidding and GC selection and took on the role of construction manager for the owner. The project opened in December 2023.
